FULL SERVICEWhen your home is listed with us, we do everything in our power to sell your home. We don't just put a sign in your front yard and keep our fingers crossed. We do it all, which is explained below in Our Marketing Plan.

Commissions- First of all, the commissions we charge you to list (listing commission) & sell (selling commission) your home will be the lowest available in the area. The total commission will never be more than 4%.  Others will be charging as much as 6, 7, or 8%

Listing Commission - This is the commission we charge to market your home.  Our STANDARD listing commission is 1.5%. Others charge 3% or more.

A home owner who lists a one million dollar home with us, will pay us a listing commission of only $15,000. The traditional company will try to charge you at least 3% or $30,000. That's $15,000 more than what we'll charge.

Selling Commission-This is the commission that goes to the company that represents the buyer of your home. The more traditional companies will  charge you 3% or more. We charge a selling commission of only 2.5%.

Our selling commission for a home selling for $1,000,000 will be $25,000, not the $30,000 you'd pay on a 3% selling commission.

Total Commission-So, in summary, the total you'll pay us to list & sell your home will be:

                                                                  4%

So the total commission on a 1,000,000 would be $40,000, a saving of $20,000 when compared to a 6% commission.

 

     Our Marketing Plan

We will work very hard to not only list your home, but to also sell it. We would prefer earning the full 4% instead of just the 1.5%. Here are some of the things we'll do to attract buyers to your home.

    (1) We'll advertise in at least one of the major real estate guides, like The Real Estate Book or Homes and     Traditions and in that publication's on-line website;

    (2) We'll have your home on at least 12 Internet Websites that are dedicated to marketing real estate.

    (3) You'll be in the local MLS;

    (4) You'll have our sign in your front yard.

    (5) We also have a recorded description of your home on a toll-free phone number (it goes on our yard sign and in all our print advertising), which lets us know the number the caller called from. Many times this is a cell phone number. While they are very often still sitting in front of your home, we immediately call and try to set up an appointment to show them your home. This is high tech at its best.

    (6) Of course, your home will also be featured on our website. 

Why do we work so hard and invest so much at marketing your home. So we have a better opportunity to represent the buyer of your home and earn the Selling Commission as well as the Listing Commission.

As Your Agent, We Will:

  • Complete a comparative market analysis (CMA) that will compare your home to your neighbors' homes that have recently sold. This will help us arrive at a fair market value for your home. The CMA will also show us other homes listed in your neighborhood. They will be your competition.
  • Compile a complete plan detailing all the efforts we will use to sell your home, including a yard signs, the Multiple Listing Service, Internet and local media and Open Houses.
  • Promote your home to all other local Realtors. Some of them may currently be working with a buyer whose needs may be filled by purchasing your home quickly.
  • Present your home to as many qualified buyers as possible getting your home maximum exposure.
  • Help you stage your home and generate curb appeal to ensure you get maximum number of showings and the highest possible price.
  • Assist with obtaining offers and help in negotiating the best deal for you. 
  • Help you find your next home and answer all of your questions about the local market area, including schools, neighborhoods, the local economy, and more.

Getting the Highest Price for Your Home

Curb appeal is key and could make a difference whether people stop and  call for information, or just drive right by. We will offer a few tips to increase the curb appeal of your home. Staging your home is important. Many buyers will stay in your home longer if it's staged appropriately. We'll review some ideas to present your home in the most effective manner.

Some of our seller clients will use a staging company to prepare their home for a quick sale. The small investment in taking this step will come back in a higher price and a quicker contract. If we believe staging your home would help, we will suggest it.

Closing Costs to Expect:

  • Title insurance fees will depend on the sales price of the home.
  • Our listing  commission is a full-service fee and will cost only 1.5%.  A selling commission of 2.5% will also be charged and paid to the agency representing the buyer, making our total commission only 4%.
  • Local property transfer tax, county transfer tax, state transfer tax, and state capital gains tax are the charges that you'll pay for selling your home. Credit to the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close and when your taxes are due.
  • FHA fees and costs are now negotiable between an FHA buyer and seller.
  • Home inspections fees are in some circumstances paid for by the seller and include pest, radon and other inspections.
  • Miscellaneous fees can accrue from correcting problems noticed during the home inspection.
